Do I need BCA approval to carry out building works?

Yes. All building works require building plan approval from the Commissioner of Building Control unless explicitly exempted under the Building Control Act.

Under the Architects Act and Professional Engineers Act, only registered, licensed architects and professional engineers holding a valid practising certificate can supply professional services or submit documents to the authorities

Aside from BCA, you will need to seek approval from the Urban Redevelopment Authority (URA) for zoning and land use.
